Description: |
We are seeking a Maintenance Technician to help us maintain a multifamily property in Baton Rouge.
Qualified candidates must have experience in multi-family maintenance. HVAC certification is preferred. Competitive benefit package is available to all full-time team members!

Duties: |
Perform and/or supervise the daily tasks necessary to maintain the curb appeal and physical integrity of the facility.
Provide daily maintenance service to resident’s units as requested by resident via a work order system.
Coordinate with housing office move-out and move-in schedule in order to perform maintenance on vacated units during the make-ready period.
Develop and implement a preventative maintenance program.
Coordinate and supervise all work performed by outside contractors.
Develop and maintain rapport with outside vendors, suppliers and contractors.
Solicit and review outside bids for services.
Perform all other duties as assigned.
ADMINISTRATIVE ACTIVITIES:
Purchase and maintain the inventory needed on-site to perform daily maintenance duties.
Maintain a monthly maintenance budget.
Compile a variety of reports relating to the maintenance operations of the property.
Participate when necessary in an on-call rotational duty for evening/weekend hour emergency response.
Respond to emergency maintenance calls.
Maintain accurate records for furniture, keys and fixture inventories.
Perform all other duties as assigned.

Qualifications: |
Minimum of three (3) years experience in all aspects of maintaining a large scale multi-family apartment complex containing a pool, laundry, office/community room and/or weight room.
Certification or completion of workshops in the areas of air conditioning repair, plumbing, electrical and heating systems.
Experience in common maintenance items such as drywall repair, and swimming pool maintenance.
Personal tools needed for general maintenance.
Competent skill levels in all areas of maintenance
Self motivation, a positive attitude, ability to work hard and a customer service orientation.
